Under contract: details, contract reader

From the signed PDF to a file with dates and parties.

The day the client signs, the whole job changes. It stops being selling and starts being not missing a single date. The platform knows it and stops you the moment you move the card.

The contract details

Dropping the lead into "Under Contract" opens "Contract details" and asks for four things: the exact property address, the price, the commission percentage and the property type. As you type, it shows the estimated GCI above, so you see the money before saving.

There is a "Finish later" button, and using it has visible consequences on purpose: the lead row starts carrying the "Contract details missing" flag, the same flag shows inside the record, and a task is left pending for someone to finish it. It is not a punishment: without those details the closing is reported blind.

The contract reader

A Florida contract has twenty dates scattered across riders and addenda. Copying them by hand is where closings get lost. The transaction file carries a "Contract reader" that does it for you, and the line it carries at the top is the one that matters: "Nothing is written on its own."

  • Upload the signed contract to that transaction's Vault. The reader only offers PDFs from that deal, not from another.
  • Hit "Read contract." It takes a couple of minutes and runs in the background: you can keep working.
  • When it finishes it applies nothing: it shows a proposal for you to review.

What the proposal carries

And here is the detail that makes it trustworthy: the proposal separates what it read from what it assumed.

  • The figures and the dates: purchase price, Effective Date, end of inspection, loan approval, closing date, initial and additional deposit due dates.
  • "Assumed defaults": the blanks the contract left empty, where the form's printed value was used.
  • "For human eyes": what the AI is not sure about. This one always gets read.
  • "Dates rolled for a weekend or holiday," applying the form's Standard F.
  • The riders detected and the parties detected, which you can uncheck one by one. Applying again does not duplicate anyone.

Only when you hit "Apply to file" are the dates written and the parties created.

The limit, said plainly

The reader works on the PDF text layer. A scanned contract (a photo of paper inside a PDF) has no such layer and the read fails, saying so: "The PDF has no readable text layer." If your flow is print, sign and scan, the reader will not help you; ask for the digitally signed PDF.

Tip: Always read the "For human eyes" block before applying. It is short, and it is exactly where whatever is peculiar about this contract lives.
