In Florida your license hangs off a brokerage, and no software changes that. What changes is that your broker does not need to be our customer: you declare who you operate under, their name prints at the same size as yours wherever FREC requires it, and that is it. The day you switch brokerages, you edit that record — you migrate nothing.
Your broker’s split comes off before anything else.
You record the real deal with your brokerage — percentage, annual cap, per-transaction fee, or monthly charge — and every closing is cut with that first. The cap limits only the percentage; the fee is paid regardless, because that is how it works. Then your own team economics run, including what goes to whoever brought the lead.
You can build a team without anyone registering a brokerage.
You invite with a link and each person pays their own seat. The roster carries per-person permissions: who sees the team pipeline, who distributes leads, who sees the Sales Book, who administers. Leads nobody picked are handed out in turns, and if someone stops paying only that person goes read-only — the team keeps working.
What FREC demands of your broker, handled.
Your team name is validated against 61J2-10.026 before it saves, the brokerage name prints at the same size on cards, intakes, email signature, and PDFs, and your broker gets a read-only link with the compliance scorecard and the monthly roster they are required to keep. You solve an obligation for them without asking for anything.
The limits, said up front
Galilei Hub computes and documents your commissions; it does not move money. In Florida a sales associate is paid through their broker and referrals are broker-to-broker — the platform produces the paperwork that makes that possible, not the payments.
Searching the whole MLS from here needs your broker’s signature authorizing the feed, which is how it works for any agent on any platform. Without that signature you load your own listings and share them under your brand: it works on day one and it is legal.
Solo or with a team. Same account.
You work alone.
You found your account at signup, with no broker license to verify and no card. You pay for one, because one is what you are. If you invite someone tomorrow, your account becomes a team without changing plan or invoice.
You lead other agents.
Your team gets Command, a Pulse per person, lead distribution, Legacy with its overrides, and VIP Onboarding to train whoever arrives. Each person pays their own: nobody pays for anybody.
And if your broker joins Galilei Hub one day, you do not start over.
