Every house with its file, its lease, and its balance.
The property is a long-lived file and every lease hangs off it. Money posts to its own house’s file, so the owner’s balance on that house is exactly that: that house’s balance.
Immutable entries, a per-house balance that never goes negative.
The same trust ledger a title firm uses, with the rentals layer on top: rent, expense, management fee, holdback, and draw post to each property’s file, and the security deposit to its separate account. An expense on house B cannot be paid with the rent from house A — and that is not a policy, it is a constraint of the ledger.
The tenant pays from a link, without opening an account.
The tenant enters their lease portal through the link you issue, saves their bank once, and pays by ACH. A confirmed payment posts itself to the house’s file. Autopay runs daily with the 83.56(5) guard: nothing is charged when nothing is owed.
Their statement, on the 1st, in their language.
The draft is generated on the first of the month with the rent in the correct accounting period — March rent collected on February 28 belongs to March — and opening and closing balances by entry date, which is what the bank sees. It goes out as a PDF on your letterhead with one click; the draw is computed, approved, and paid leaving its trail per house.
The management agreement is signed inside.
It comes out of the record itself — parties, properties, term, and fees — with the body versioned in English and Spanish and your letterhead. It goes out for signature in sequence, the owner first and then you, and when the envelope completes the agreement activates by itself. If you prefer your attorney’s PDF, it comes in through the same route.
What we do not do yet
The security deposit is not collected online. A connected account deposits into one bank, and the deposit has to go to the separate 83.49 account, so today it is recorded by hand. We would rather say that than ship a button that deposits into the wrong place.
The owner receives their statement by email; their view inside the portal is under construction. And rental comparables do not come from the MLS feed yet: they come from your own closed leases.

They get their statement with the numbers already squared and the detail per house. The tenant pays without calling you. What is left for you is the work that actually needs a person: the work orders, the renewals, and the hard conversations.
